Dallas, Texas (August 31, 2015) – Dale Doerhoff has been named President of Encore Restaurants, LLC. Mr. Doerhoff oversees all operations, development and brand assessments of the Restaurants division including the company’s current portfolio of 12 properties including 4 International House of Pancakes restaurants and 8 Five Guys Burgers and Fries restaurants. Mr. Doerhoff’s duties include assessing new brand concepts, development and overall financial and operational performance.

Encore Restaurants Opens Newest IHOP Restaurant

Laurel, MS – (August 25, 2015) – Encore Restaurants, LLC, a subsidiary of the Dallas-based Encore Enterprises, Inc., has announced the opening of their latest project, an International House of Pancakes in Laurel, Mississippi. America’s newest IHOP will celebrate their inaugural day with a grand opening on August 24, 2014, at its location at 310 South 16th Ave Laurel, Mississippi. This is the third IHOP restaurant to be owned and managed by Encore Restaurants.

“We are proud to be bringing the very first IHOP to the Laurel area,” said Dr. Bharat Sangani, chairman of Encore Enterprises and developer of Lakeview Village shopping center in D’Iberville, Mississippi where Encore’s first IHOP is located. “The restaurant will be open from 6am to 12am seven days a week, so it will provide residents of Laurel a new dining option that is open for breakfast, lunch, and dinner.”

Mixed-Use Class A Development in the Heart of New Hampshire’s Retail and Business Hub

(Dallas, Texas) August 17, 2015 – Encore Retail, LLC, a subsidiary of Dallas-based Encore Enterprises, Inc., has acquired land to develop a 16+ acre high-density Class A mixed-use development in the affluent Town of Bedford, New Hampshire. The development will consist of fashion, recreation, fitness, dining and office space conveniently located on South River Road, in the heart of New Hampshire’s retail and business hub. The new Whole Foods is currently under construction contiguous to this site, and is scheduled to open in the spring of 2016.

“The property is strategically positioned along South River Road at the high-traffic intersection of Route 101 and Everett Turnpike,” said Nicholas Barber, President of Encore Retail. “Its close proximity and direct access to Whole Foods will really create a regional destination for area residents.”

The development is planned to be in excess of 200,000 square feet. The development is already experiencing strong interest from regional and national retailers.

“This project is part of our continued strategy of deploying funds from our newly raised acquisition fund. We have a large interest in continuing to find other attractive commercial real estate opportunities in New England,” said Bharat Sangani, Chairman of Encore Enterprises.

Prellwitz Chilinski Associates (PCA), known for their upscale, mixed-use design with a signature creation of memorable retail and public space destinations, has been selected as the architect for the project. Theodore Chryssicas, of Newmark Grubb Knight Frank brokered the deal, and will handle retail leasing. Robert Rohrer, of Colliers International will handle office leasing. Construction on the project is expected to commence as early as the 4thQuarter of 2016.

Encore Multi-Family, LLC Closes on New Apartment Community Encore Evans Station

(Denver, Colorado) August 17, 2015 – Encore Multi-Family, LLC, a subsidiary of the Dallas-based Encore Enterprises, Inc., closed on the 5.83 acres of land that will set the stage for the future Encore Evans Station apartment community located in Denver, CO. The apartment community will be a 3-story, Class A, high density, garden-style, multi-family development consisting of 224 units with an attached club house.

The project is located just south of Denver’s central business district in the South Broadway submarket. It is well-located, with walkable access to nearby shopping, restaurants, and nightlife. The Evans light rail station is within a half mile (7-minute walk) from the site and provides public transportation to downtown Denver and the DTC business corridor. Construction is expected to commence in early first quarter, 2016, pre-leasing during the fourth quarter, and completion in mid 2017.

“This is Encore’s second of several planned multi-family communities in the Denver metro area,” said Brad Miller, president of Encore Multi-Family. “We are naming the community Encore Evans Station due to the site’s proximity to the Evans light rail station. The lower-density urban/suburban design will differentiate the community from other high density properties in the submarket and will include many interesting amenities including the largest pet park in the sub-market.”

Denver’s effective rent growth has topped 6% in each of the last 17 quarters including 10% annual growth in the last year, ranking it 3rd among the top markets nationally. Axiometrics reports that the annual rent growth average for the US was 4.31%.

“With Denver’s booming economy, the development of a new apartment community will fit the growing needs leisure and work commuters,” explained Bharat Sangani, chairman of Encore Enterprises. “Denver’s apartment occupancy has remained over 94% since 2011. It has increased in each of the last 20 quarters and is currently at 96%.”

ARA Newmark Managing Directors Chris Cowan and Steve O’Dell represented an undisclosed seller in the transaction.

Encore Hospitality, LLC Buys Two Hotels in McAllen, Texas and Tampa, Florida

(Dallas, Texas) February 26, 2015 – Encore Hospitality, LLC, a subsidiary of Encore Enterprises, Inc., has purchased a Residence Inn hotel in McAllen, Texas and a Hampton Inn hotel in the Westshore business district of Tampa, Florida. Both properties were previously owned by Encore Hospitality and sold in 2007. The hotels are expected to undergo renovations over the next 12 months.

The McAllen Residence Inn features 78 rooms and the Tampa Hampton Inn features 132 rooms. Both hotels offer attractive amenities such as an outdoor pool, a business center, free breakfast, 350-square-feet of meeting space and high speed Internet.

“We are excited to once again own these hotels and be back in these great markets,” said Glenn Pedersen, President of Encore Hospitality. “We look forward to completing the renovations so our associates can continue to proudly deliver excellent services to our guests who will soon enjoy the newly renovated hotels.”

Both hotels are in close proximity to key landmarks such as airports, shopping malls, and various entertainment venues. McAllen, Texas is noted for its recent rapid growth and the affluent Westshore business district of Tampa contributes to Florida’s strong tourism industry.

Over 700 attendees watched and listened as Joe Trahan, weekend sports anchor for WFAA, announced the winners for their achievements.
