Encore Land, LLC Purchases 28.88 Acres for Development of Hillstone Estates in Midlothian, Texas

(Dallas, Texas) January 9, 2015 – Encore Land, LLC, a division of the Dallas-based Encore Enterprises, Inc., has purchased 28.88 acres of land for the development of Hillstone Estates, located just south of the intersection of FM 663 and Ashford Lane, in the City of Midlothian, Texas.

The project will bring 78 new homes to the Midlothian community. Two homebuilders have committed to build in the project, Dunhill Homes (www.dunhillhomes.com) and Endeavor Wall Homes, (www.wall.com). Home prices are expected to start from the low $200,000s.

“Midlothian is a rapidly growing community and there is an exceeding need for quality single family residential housing,” said Developer Steve Donosky, President of Encore Land. “Due to high demand for houses in the highly desired Midlothian School District, we are projecting Hillstone Estates to sell out within eighteen months from initial lot delivery.”

Encore Land is scheduled to begin construction in early 2015.

“We anticipate that lots will be delivered to the builder in the late summer of 2015,” said Bharat Sangani, Chairman of Encore Enterprises. “This will allow both homebuilders to begin construction for home delivery during the 2015 summer selling season.”

Hillstone Estates is located just 30 minutes southwest of Downtown Dallas. Midlothian has a small-town feel with the amenities one finds in larger communities, providing the perfect combination for suburban dwellers seeking a small-town lifestyle, less traffic and lower property taxes.

Encore Land Begins New Residential Development in Waxahachie

Developer takes extra measures to preserve city’s historic charm.

(Dallas, Texas) November 20, 2014 – Encore Land, a division of the Dallas-based Encore Enterprises, Inc., has purchased 43.5 acres of land for the development of Aday Estates, located one mile west of I-35E on FM 66 in Waxahachie, Texas. Prior to the start of construction the company plans to move a historic building located on site. The seller of the property was Mr. and Mrs. Don Walker of Waxahachie. Gary Giles of Giles Real Estate handled the sale and Matt Bilardi of Transwestern Commercial Services represented the builder. The project will bring 36 new one-acre estate lots to the Waxahachie community.

“Waxahachie is the rapidly growing county seat for Ellis County and with the opening of the new Baylor Scott and White Hospital, there is an exceeding need for quality single family residential housing in the area,” said Developer Steve Donosky, President of Encore Land. “Due to high demand for houses in the Waxahachie School District, we are projecting Aday Estates to sell out within twenty-four months from initial lot delivery.”

Lillian Custom Homes has committed to build homes in the project. Encore Land is scheduled to begin construction on the subdivision in early 2015. Homes will be available in the summer of 2015, just in time for the new school year.

“The North Texas area continues to experience high demand for new single family homes,” said Bharat Sangani, Chairman of Encore Enterprises. “Aday Estates will assist in alleviating some of this problem by offering affordable homes in a great school district starting from the low $200,000s.”

Currently situated on the land for the development is the Aday Homeplace, one of the oldest farmhouses in Ellis County, dating back to the late 1800s.

“One of our objectives as developers is to preserve historic buildings located on the properties that we purchase for new projects whenever possible. The home is vintage Queen Anne Victorian architecture that we estimate was built over 100 years ago,” Donosky said.

Encore Land has reached an agreement with 360grassroots, a non-profit that focuses on economic revitalization through historic architecture. The organization, founded by Stephen and Bridgette Hawks of Midlothian, will be moving the home for the original heirs of the Aday homestead property where it will be renovated and preserved prior to the start of construction of the subdivision.

Encore Office Adds Denver, Colorado Property to Portfolio

Encore Hospitality Purchases 154-Room DoubleTree Suites by Hilton, Plans $6+ Million Renovation

(Atlanta, Georgia) October 2, 2014 – Encore Hospitality, a subsidiary of Dallas-based commercial real estate investment firm, Encore Enterprises, Inc., has purchased a 154-room DoubleTree Suites by Hilton hotel in Atlanta, Georgia. The hotel is located immediately adjacent to SunTrust Park, the new Atlanta Braves baseball stadium, which is slated for completion in 2017.

“We are excited to be back owning and managing hotels in Atlanta,” said Glenn Pedersen, President of Encore Hospitality. “We look forward to investing millions of dollars into the hotel so as to properly position it in the market and compete with all the hotels that have recently undergone a renovation.”

Encore plans on investing upwards of six million dollars into the remodel, including a state of the art lobby which will feature a multi-story water feature and a sports lounge.

“SunTrust Park and the Braves are anticipated to draw large crowds, and we are positioned to serve the community when this need arises,” said Bharat Sangani, Chairman of Encore Enterprises.

The deal was brokered by Hodges Ward Elliott out of Atlanta, Georgia and purchased from Inland Hospitality of Palm Beach, Florida.

Hotels Seek LEED Certification to Cut Costs and Help the Environment

The U.S. Green Building Council (USGBC) recently rolled out its latest Leadership in Environmental Design (LEED) standards for hotel certification, which included specific guidelines for hotels and other businesses in the hospitality industry. The LEED system for design, construction, operation, and maintenance of buildings promotes environmental responsibility during the building process and sustainable habits during operations.

Introduced in 1998, the LEED rating system has taken the drastic changes in environmentally friendly construction into consideration. Marriot International currently has 13 LEED-certified hotels. The USGBC gives out platinum, gold, and silver ratings beyond basic LEED certification. Only three hotels have earned a LEED platinum rating. Hotels can save money and boost their brand by complying with these green guidelines.

LEED Principles

The LEED rating system is broken down into various sustainable categories. Hotels can earn points by building on sustainable sites that minimize impact on the ecosystem. USGBC also offers credit for using sustainable building materials and reducing waste during the building process. Once a hotel is up, it’s use of water contributes to the LEED rating. Low-flow faucets and showers are examples of efficient water consumption. Lastly, LEED awards points for sustainable energy consumption. Energy companies can come alongside these building operations to create a plan for sustainability. Hotels that value and conserve electricity are more likely to get a high rating. Hotels have a chance to go green in all these categories.

LEED v4

The latest LEED specifications offer a new suite of tools designed to speed up the certification process. “For LEED 2009 there are about 1,000 versions of forms,” USGBC director Corey Enck told Hotelnewsresource.com. “For LEED v4 there are about 200.” The new LEED specifications also eliminate the light pollution credit for hotels. LEED guidelines indicate the commercial properties should have shading in the windows to prevent light from pouring out. In a hotel, however, guests control whether or not these shades are in use, so it doesn’t make sense to penalize owners. Along with LEED v4, USGBC.org offers a number of new resources for businesses seeking certification, whether they’re getting ready to build or looking to make an existing property more sustainable.

Platinum Hotel Certification

Earning the USGBC’s highest LEED rating is no easy task. Only two hotels in the United States are certified LEED platinum. Bardessono, a hotel and spa in Yountville, CA, uses low-e glass, automatically controlled thermostats and overhangs to reduce energy costs. Owners Steve and Pat Bardessono built their hotel with stone from an existing building. Not only did this give Bardessono a classic look, it also saved material. North Carolina’s Proximity Hotel was the first LEED platinum certified hotel. Proximity features 100 solar rooftop panels that heat water for the hotel. A number of water conservation advancements saved Proximity two million gallons of water in $13,000 in the first year of their installation. During construction, Proximity also recycled 87 percent of its construction debris.

Hotels can look to these two top performers for inspiration. LEED certification is a valuable badge to advertise, and it can save hotels money.
